Island guide

The island

Kefalonia rebuilt itself after the 1953 earthquake, which is why so much of it is either Venetian stone that survived in the north or post-war villages elsewhere. It is big — an hour and a half from end to end — with Mount Ainos in the middle, pine forest, and a coastline that changes character from one bay to the next: the white cliffs of Myrtos, the sheltered bays of Agia Efimia and Sami on the east, the long beaches of the south. British buyers have long been a familiar presence on the island.

Where people buy

Fiskardo and Assos, at the northern tip, are the prestige addresses: Fiskardo's harbour survived the earthquake intact and is the yachting stop of the island; Assos is a village on an isthmus beneath a Venetian fortress. The south coast — Lassi and Svoronata near Argostoli, then Spartia, Trapezaki, Lourdata, and further east Katelios and Skala — is where new villas with pools are built, close to the airport and the sandy beaches. Argostoli, the capital, offers town apartments and year-round services. Sami and Agia Efimia on the east coast serve the ferry to Ithaca and the Patras route and suit buyers who want a working village rather than a resort. Lixouri and the Paliki peninsula across the gulf are the quiet side of the island.

Prices in 2026

Prices vary between the north around Fiskardo and Assos, the Lassi–Svoronata belt, the south-east coast around Skala and Katelios, Argostoli and the Paliki peninsula, and with the view and the condition of the house. Spitogatos data for the second quarter of 2026 put the average for the Ionian Islands at €2,531 per square metre, 5.9% higher than a year earlier. Paxos and Kefalonia recorded the highest annual increases among the Ionian Islands. Asking prices are shown on each listing; ask for an independent valuation before you make an offer.

Getting there

Kefalonia airport (EFL), on the south coast near Argostoli, has direct summer flights from the United Kingdom above all, plus Germany, Italy, the Netherlands and other markets; winter connections run via Athens. Ferries link Sami with Ithaca and Patras, Poros with Kyllini on the Peloponnese, and, in summer, Fiskardo with Lefkada.

Golden Visa

Kefalonia has about 36,000 inhabitants at the 2021 census and is in the €800,000 zone for the Greek Golden Visa. Ithaca, twenty to thirty minutes away by ferry, is in the €400,000 zone.
