Island guide

The island

Corfu is a natural place to start. It has a year-round airport with direct flights from many European cities, a UNESCO-listed old town with Venetian, French and British layers, ferries to Italy and the mainland, and a landscape of cypress and old olive groves that is closer to Tuscany than to the Cyclades. Its property market offers a wide choice, and each coast has its own character.

Where people buy

The north-east coast — Kassiopi, Agios Stefanos, Avlaki, Kerasia, Kalami, Agni, Nissaki and Barbati — is the island's prime zone: steep, wooded hillsides falling to small pebble bays, with Albania across the strait. Corfu Town and Kanoni offer Venetian townhouses, apartments with sea views and year-round life. The east coast from Kontokali and Gouvia (the island's main marina) through Dassia and Ipsos is convenient and busier, with apartments and villas within twenty-five minutes of the airport. The north — Acharavi, Roda, Sidari, Arillas, Agios Georgios Pagon — has long sandy beaches and an established expatriate community. The west around Paleokastritsa, Liapades, Ermones and Pelekas is dramatic and quieter, with sunsets. The south — Benitses, Moraitika, Messonghi, Agios Georgios Argyrades, Lefkimmi — is flatter and greener.

Prices in 2026

Prices vary with the coast, the distance from the sea, the view and the condition of the house. Spitogatos data for the second quarter of 2026 put the average for the Ionian Islands at €2,531 per square metre, 5.9% higher than a year earlier. Asking prices are shown on each listing; ask for an independent valuation before you make an offer.

Getting there

Corfu airport (CFU) is open all year, with scheduled flights from many European countries in summer and a terminal extension in planning. Ferries run to Igoumenitsa on the mainland in one to one and a half hours, and to Bari, Brindisi, Ancona and Venice in Italy. Paxos is about an hour by hydrofoil from the port.

Golden Visa

Corfu has about 100,000 inhabitants at the 2021 census and is in the €800,000 zone for the Greek Golden Visa. Properties that meet the threshold and the 120 m² rule are marked on their listings. Ereikoussa, Othonoi and Mathraki — the small Diapontia islands off the north-west coast, each with a page of its own — are in the €400,000 zone on an island-by-island reading of the 2021 census; they are also border areas, where buyers from outside the EU and EFTA need a permit before signing.
