The island

Zakynthos is two islands in one. The south and east — Laganas, Kalamaki, Argassi, Tsilivi, Alykes — carry the package-holiday resorts. The Vasilikos peninsula, the western cliffs above Keri and the northern villages around Volimes are a different place: olive terraces, small coves, and the Laganas Bay marine park, whose zoning limits building behind several of the loggerhead nesting beaches. The town was rebuilt after 1953 in a plain style, with the Bochali hill above it giving wide views over the town and the sea.

Where people buy

Vasilikos and Gerakas on the south-eastern peninsula are a villa area with quiet beaches, where the marine park limits new building. Tsilivi and Alykes on the east coast are the practical choice for a new villa, close to the airport and beaches. Zakynthos Town and Bochali offer apartments and houses with year-round life. Keri and Limni Keriou in the south-west attract buyers who want cliffs, sunsets and stone. The north around Volimes and Agios Nikolaos is the least developed part of the island.

Prices in 2026

Prices differ between the Vasilikos peninsula, Zakynthos Town, the east coast around Tsilivi and Alykes, the south around Laganas, the cliffs around Keri and the north, and with the view and the condition of the house. Spitogatos data for the second quarter of 2026 put the average for the Ionian Islands at €2,531 per square metre, 5.9% higher than a year earlier. Getting there

Zakynthos airport (ZTH) has dense summer schedules from the United Kingdom, Germany, the Netherlands, Poland, Italy and Scandinavia; winter connections run via Athens. Ferries run from the town to Kyllini on the Peloponnese in about an hour and a quarter and from Agios Nikolaos in the north to Pessada on Kefalonia in summer.
