The island
Kalamos is about eleven kilometres long and almost all mountain: a ridge that rises to 754 metres, much of it under pine forest, above a rocky coast of small pebble coves, most of them reached from the sea. The harbour village of Kalamos climbs the slope on the side facing the mainland; Episkopi, on the north coast, is the second village, near the ruins of the castle known as Kastromonastiro. Kefali, on the bay of Porto Leone, was abandoned after the 1953 earthquake. One road runs north to Episkopi; paved footpaths and boats link the rest of the island. The harbour village has a primary school and a doctor's surgery; secondary school and hospital mean crossing to the mainland.
Where people buy
The market is the harbour village and Episkopi. Kalamos and Kastos have fewer residents than at the 2011 census, so what comes up includes village houses, some in need of work, and plots among the olives or the pines. Check title, access and water early. Outside the village limits a plot generally needs 4,000 m² and 25 metres of frontage on a public road to be buildable — on an island with one road, the first question to settle. Kalamos and the sea around it lie partly within the Natura 2000 site of the inner Ionian archipelago, which your engineer checks for any plot.

Getting there
Fly to Preveza/Aktion (PVK) and drive about an hour to Mytikas on the Akarnanian coast. The local ferry crosses to Kalamos in about twenty minutes, all year, and some sailings call at Episkopi. In summer, excursion boats from Nidri on Lefkada also call at Kalamos and Kastos, so check the year's timetable.
Golden Visa
Kalamos has 342 inhabitants at the 2021 census and, on an island-by-island reading, is in the €400,000 zone for the Greek Golden Visa, unlike Lefkada itself. Administratively the island belongs to the municipality of Lefkada, and we are not aware of an official ruling on how the 3,100-inhabitant test applies to it; ask your lawyer to confirm the classification in writing before you rely on €400,000.
