Property for sale in Kastos

About seven kilometres of low, olive-covered hill south of Kalamos, reached by boat from Mytikas — one village of stone houses around its harbour, a second anchorage at Sarakiniko, forty permanent residents, virtually no cars, and, on an island-by-island reading, the €400,000 Golden Visa zone.

The island

Kastos is about seven kilometres long and barely 800 metres wide, a low island rising to 142 metres, with olive groves over most of it. Its only village sits on the east coast around the harbour: stone houses and tavernas, the church of Agios Ioannis Prodromos in the middle, and old windmills that no longer turn. Sarakiniko bay, on the west side, is the second anchorage, used when the weather turns. Forty people live here all year, from fishing and the summer, when families from the diaspora come back, yachts arrive and the tavernas and the mini-market open. There are virtually no cars — the island is walked. The village has a small surgery; anything more means the mainland.

Where people buy

The market is the village itself: stone houses around the harbour, and plots among the olives outside it. The right house may not be advertised at all. Outside the village limits a plot generally needs 4,000 m² and 25 metres of frontage on a public road to be buildable — on an island with hardly any roads, the question to settle first. Ask as well how a house gets its water and power. Kastos and the sea around it lie partly within the Natura 2000 site of the inner Ionian archipelago, which your engineer checks for any plot.

Getting there

Fly to Preveza/Aktion (PVK) and drive about an hour to Mytikas on the Akarnanian coast. Boats run from there and from Kalamos, and in summer excursion boats from Nidri on Lefkada also call at Kastos. Out of season sailings are fewer and not all return the same day, so plan around the timetable — or come by your own boat.

Golden Visa

Kastos has 40 inhabitants at the 2021 census and, on an island-by-island reading, is in the €400,000 zone for the Greek Golden Visa, unlike Lefkada itself. Administratively the island belongs to the municipality of Lefkada, and we are not aware of an official ruling on how the 3,100-inhabitant test applies to it; ask your lawyer to confirm the classification in writing before you rely on €400,000.
