The coast
The west coast of Lefkada is a wall of cliffs with beaches at their foot, and Kathisma is one of the easier to reach, with a road that switchbacks down to the sand. Above it the hillside is steep, with villas set into it at intervals, and above that the road continues south towards the beaches of Egremni and Porto Katsiki. Agios Nikitas, with its lanes and tavernas, is next door to the north; Lefkada Town is the nearest place with a full range of services.
What exists here
There is no village at Kathisma, only villas and holiday houses on the slope, built for the view. Property includes plots along the coast road, and the planning position of land outside the settlement boundaries deserves careful checking.
